287 West Main Street in Conway, NH

I have a listing at 287 West Main Street in Conway, NH and I had a local lender work out a few scenarios regarding different financing and what the mortgage payment would be for each of the scenarios.
If you qualify for a USDA Rural Development loan (first time homebuyer, maximum earnings limit for Carroll County and minimum credit score) at the listed price of $89,900 your principal, interest, insurance (total mortgage payment) would be $680.48 a month.* $680.48 is less than the average rent in this area. And you would be building YOUR OWN equity not helping your landlord build his or hers. If you were able to get the seller to contribute some money to your closing costs and prepaids, you could be buying a house today with very little or no money down. Think about that.
If you didn’t qualify for Rural Development and instead opted for a FHA loan your total payment would be $702.10.* (FHA requires 3% downpayment).
If you were looking for an affordable vacation home and were not going to occupy this little gem, your mortgage payment would be $563.81.*
If you never thought you could own a home because you hadn’t researched it, now is the time to call and find out. I can be reached at (603) 520.8546.

Will Your Home Gain or Lose Value in 2011
“Tumbled” across an interesting article in the Tycoon Report on home values in 2011. They were discussing how difficult it is to predict when we are at “the bottom” of the market. That is probably a question that I asked on a daily basis. Buyers want me to make sure and contact them when I’ve determined that prices won’t go any lower. No one want so overpay in a market like this but unless they’re cash buyers, they also need to take particular note of what the interest rates are doing as well. It’s really about your monthly outlay when it comes right down to it, not necessarily what price you got your property at.
The full article has some good insights and sounds like New Hampshire is faring better than some states. Read the full article and let me know what you think!

Mount Washington, NH
Lots of adages from long ago, still hold true. It’s easy to overlook what is right in front of you sometimes.
I live, work and play in the White Mountains of New Hampshire and today, while driving to the grocery store, I caught a glimpse of the majestic way that Mount Washington itself overlooks the village and it made me pause and think. I know this mountain is in the same spot everyday but some days, it isn’t as readily noticeable to me. I take it for granted. Well, I’m glad that didn’t happen to me today.
Mount Washington sits majestically above us in all its splendor and deserves to be appreciated. Hope everyone appreciates their surroundings as well.

North Conway NH Real Estate Trends - January 2010
NHAR (New Hampshire Association of Realtors) posted some information on real estate trends in New Hampshire for the month of January 2010. Not all bad news, that’s for sure.
New Hampshire sold more homes in 2009 than they did in 2008. The average home/condo price was however lower than 2008. The number of foreclosures was up in 2009 as well. That produces many opportunities for potential buyers searching for a second/vacation home. Prices are more affordable now than they have been in a very long time.

Snowshoeing in the White Mountains of NH
With all the fresh snow on the ground, it’s a perfect time to get out the snowshoes and strap them on for the afternoon.
The Boulder Loop Trail is a shining example of how a popular summer and fall hike can turn into an excellent winter snowshoe excursion. The 3.0-mile trail rewards the snowshoer with spectacular vistas above the Passaconaway Valley for a relatively modest amount of effort. The Boulder Loop Trail is located just off the Kancamagus Highway.
The Carter Notch Trail is for the more experienced outdoorsman. This hike follows the Nineteen-mile Brook Trail through Carter Notch. The moderately steep trail climbs only 3.8 miles to the Appalachian Mountain Club Carter Notch Hut, passing cascades, two small mountain lakes, and open views along the way. It’s a popular route, both summer and winter, offering plenty of scenic outlooks as it winds through the picturesque notch, wedged in between the ridges of Wildcat Mountain and Carter Dome.
You can join yours truly at the Pooh Hill Snowshoe Scramble this Saturday, January 23rd. The race is being held at King Pine & Purity Spring Resort on Eaton Road (Route 153) in East Madison, NH. Registration at Milt’s Place at King Pine from 10:00 - 11:00 am. The race starts at 11:30 am. Below is the updated course description.
COURSE DESCRIPTION (Updated 01/17/2010)With a tremendous amount of regret I must announce that it’s finally official…the climb up Toll Hill (via the Pooh Hill Trail) will be eliminated. As you can see below, the recent logging near the Pooh Hill trail junction has devastated this section of the course. I had hoped to salvage it, but until I saw it this morning I had no idea how bad it was. As of today (Sunday 1/17) the snow conditions are
very fast. The snowshoe and Nordic trails are hardpacked and will be lightning fast! With the elimination of “Pooh Hill” the course will be shorter (and decidedly flatter) than the roughly 9 km it measured last year and due to a “trouble spot” or two may look a little different as well. A final distance and course description will be released on this webpage Friday evening. Expect the distance to come in between 6-8 kms. Despite these changes, what
will not change is our incredible hospitality, organization, and awards ceremony. We’re bringing hundreds of dollars worth of prizes to give-a-way
and lunch is on us! Don’t wait, register today.
Should be fun for everyone!!
Let it Snow! Let it Snow! Let it Snow in North Conway, NH
Snowing is falling as I type. We had a good 12” yesterday and Mother Nature has been adding on to that total little by little all day long. Makes the ski slopes just perfect!!
Come on up and spend the day at Cranmore Mountain with 5 lifts and 50 trails. Attitash Mountain is another favorite with 6 chairlifts running and 66 trails open. Or head up to Jackson and ski Wildcat Mountain in Pinkham Notch. They have 3 chairlifts and 42 trails open. Life is good.
You might just decide to buy your own mountain getaway and enjoy as much of the skiing season as you possibly can. Lots of options available now for someone looking for a ski chalet or mountain getaway for the whole family.
Hey, let it snow! let it snow! let it snow.
